 What is the MLS? |
MLS stands for "Multiple Listing Service". Most people refer to MLS as if it were all one big database of homes. Actually there are over a thousand individual MLSs across the country; some big, some small. They are all separate from each other, so a Realtor who looks on his local MLS in Boston can't see the listings in the Miami MLS. That's why it's so important to be listed in the correct local MLS. There are many national websites, like Realtor.com, that aggregate listings from all these 1000 MLSs, and put them all on one giant website. Some information, such as commissions offered to agents and owner contact information, is only displayed on the local MLS for agents to see, and not the national public websites. |
 Why Do You Need a Realtor to List Your Home in the MLS? |
Only a licensed real estate broker who belongs to the MLS and pays the MLS dues and fees is able to list a property. An individual can't simply post an "ad" in MLS, like placing an ad in a newspaper. The real estate broker is also responsible for the accuracy of the listing, and keeping it current. For example, the broker can lose his MLS membership or pay heavy fines if a property is under contract or sold, but still listed as "Active" in MLS. When you list with us, a licensed broker who belongs to the MLS where your property is located will be assigned to your listing. |
 Why is being listed in the MLS so important? |

 Why a Flat Fee MLS listing is better than listing with a 6% Realtor |
- You get the same MLS listing in the same local MLS for a one-time low Flat Fee instead of 6%.
- If you sell your home without a buyer's agent involved, there is zero commission.
- More exposure on hundreds of national MLS websites. Many 6% Realtors limit the exposure to public websites to increase their chances of getting the entire 6% commission.

 Can I still place a "For Sale By Owner" sign in the yard? |
Yes. But we highly recommend that you use one of our professionally designed signs that will inform buyers that your home is listed "By Owner" with Realtor cooperation available. Plus, you'll get the added benefit of our 24/7 hotline. |
 What Should I Offer as Compensation to a Selling Realtor? |
Since a buyer's broker is likely to bring the buyer we recommend offering 2% to 3%. You do however have the option of offering less than this standard or even a flat fee. It may however cause some agents not to show your home because of the lower fee.

 Will agents contact me directly to show my house? |
Yes. You will be contacted directly by the agent to schedule an appointment to view your home. Buyer's agents search the MLS exclusivly to locate property that match their buyer's criteria. When an agent finds a match meeting their buyer's criteria, they will see that you are offering a commission to any agent who finds a buyer for your property, just like any other MLS listing. |
 Do You Supply Purchase Agreements? |
Yes. You can download many forms that will assist you during your sale at the "Manage My Listing" tab. |
 Do you Supply Disclosure Documents? |
Yes. There are many forms available to assist you in the sale of your property located under the "Manage My Listing" tab. |
 How Quickly Will our Home be Listed in the MLS and Realtor.com? |
Once we receive all completed forms and photos from you, the information will be uploaded to the MLS database with 24 hrs. (Monday -Friday) If your information is received over the weekend or during a holiday, it will be uploaded the next business day.
Realtors will have immediate access to this information once your data has been entered into the MLS system. Other public access websites such as Realtor.com and many other sites will be populated with this same data and should be active within 24-72 hrs. |
 How Often can I Make Changes to my Listing? |
You can make changes anytime you like. It is your listing and the information can be adjusted as needed. |
 How Do I Make Changes to my Listing? |
If you wish to make any changes to your listing, just fill out a "Change my Listing" form found under the tab "Manage My Listing."
The changes will be posted with 24-48 hrs. |
 Can I Change out Photos? |
Yes. You will need to upload your new photos on the "Change my Listing" form found under the tab "Manage My Listing." |
 Will my Listing Show Up on Several Realtor Websites? |
Yes! Your listing will be on the local MLS along with many other websites that are linked like Realtor.com, Hotpads, Zillow, Google, Trulia and many others. |
 Will I have access to the Realtors MLS? |
No. Sorry. Only Brokers and Realtors have access to this site but you will be able to view your listing through public sites such as PensacolaMLS.com or Zillow.com and many others. |
 What is the Difference between You and Traditional Real Estate Companies? |
Instead of paying 5-7% commission, you only pay us a flat fee of $395.* We offer most of the same services that a Traditional Real Estate Company offers but at much lower cost. You will receive the same MLS listing that will be exposed to all Realtors when they are searching homes for their clients. Your home will be advertised on many other websites such as Realtor.com, Hotpads.com, Zillow.com, Trulia.com and others. All this for a fraction of the price you would normally pay.
